SUMMARY: 18 units of market rate housing over retail spaces. A courtyard with a fountain creates a center plaza that is shared by the residential tenants and business patrons.

This new building is prominently located on a corner lot in unincorporated Marin County, just outside the San Rafael city limits. In order to accommodate the County’s parking requirements, and to provide the most retail and apartment areas possible, the efficient building is designed around a courtyard shared by the apartment residents above and retail shoppers on the ground floor. The south-facing open space will have a fountain and will provide a richer experience for all, more like a European plaza than a strip shopping center. A second floor balcony provides a more private space for residents
